Power washing done at the right pressure for the surface

Pressure washing looks simple, which is exactly why so much damage gets done with it. Too much pressure furs wood, drives water behind siding, etches stucco and strips mortar. We match pressure, tip and detergent to the substrate, and when it is prep for paint, we wash to a standard a coating can actually bond to.

    Cleaned at low pressure so the wood is not furred, then left to dry properly before any stain or paint.

    Mildew and organic growth get treated chemically. Blasting it off with pressure alone just moves the spores.

    Plants pre-wet and rinsed, fixtures and outlets covered, drainage watched so runoff goes where it should.

  • Paint-ready dry-down

    When washing precedes painting, we build in full dry time. Coating a damp wall is the fastest way to lose an exterior job.

    We identify substrates, problem areas, failing caulk, and anything that must be sealed or covered first.

    Landscaping wetted and covered, electrical and light fixtures sealed, openings checked.

    Treat

    Detergent or mildewcide applied and given dwell time where organic growth is present.

    Wash

    Correct pressure and tip per surface, worked top down so nothing is re-soiled.

    Rinse and inspect

    Full rinse, landscaping flushed, and a walk with you to confirm results.

About power washing

Can power washing damage my stucco or siding?

It can, in the wrong hands. Excess pressure etches stucco, splinters wood, and forces water behind lap siding where it sits and rots. We dial pressure to the substrate and rely on detergent and dwell time to do the work that force should not.

Do I need power washing before painting?

For an exterior, essentially always. Coastal homes build a salt and chalk film that paint will not bond to. Washing is the cheapest insurance on the whole project.

How long does the house need to dry before painting?

Typically at least a full day of dry weather, and longer for dense stucco, north-facing walls, or after a heavy marine layer. We check rather than assume.

Will you get the black streaks off my roofline and gutters?

Usually. Those streaks are generally organic growth and oxidized runoff, and they respond well to the right detergent. Deeply oxidized gutters may lighten rather than fully clear, and we will tell you honestly what to expect before we start.

Do you offer power washing on its own?

Yes. Plenty of our washing work is standalone: pre-sale cleanups, annual maintenance, driveways and patios, with no painting attached.
